Why this is only a starting point

The calculator can't see which lender you should use.

This estimate applies one flat assessment rate and a standard expense benchmark. Real lenders don't — each writes its own policy on how service allowances, a CSC pension and DVA income are counted, and the same figures can produce materially different results across the panel. The number that matters is the one from the lender that reads your income properly. That's the whole job.
